User agrees to be bound by these Terms.

2. Definitions:
- Company: Simsar and its operators, partners, and representatives.
- User: Any individual or entity accessing, browsing, or using the platform,
including buyers, renters, agents, and property owners.
- Listings: Properties, including residential, commercial, or land listings,
published on the Simsar platform.
3. Ownership & Authority:
Users who list properties confirm that they have legal ownership, authority, or valid
authorization to advertise the property. Simsar is not responsible for disputes
arising from false ownership claims or unauthorized listings.
4. Platform Usage:
Simsar provides a digital platform to publish, browse, and inquire about real estate
listings. The Company does not act as a broker, agent, or legal representative unless
explicitly stated.
Listings may be modified, suspended, or removed at the Company’s discretion if they violate
platform rules, applicable laws, or verification requirements.
5. Termination of Access:
Either the User or Simsar may terminate access to the platform at any time.
The Company reserves the right to suspend or terminate accounts that violate these Terms,
misuse the platform, or provide false or misleading information.
6. User Warranties:
The User guarantees that:
- All information provided is accurate, complete, and lawful.
- Listings comply with local real estate laws and regulations.
- No fraudulent, misleading, or illegal content is uploaded or shared.
7. Payments:
Certain services such as featured listings or promotions may require payment.
All fees, if applicable, will be clearly disclosed. Failure to pay applicable fees may
result in suspension or removal of listings.
8. Content & Listing Rights:
By submitting content or listings, the User grants Simsar a non-exclusive right to
display, promote, and distribute the content on its website, mobile applications, and
marketing channels.
9. Liability:
Simsar is not responsible for the accuracy of listings provided by Users.
The Company shall not be liable for losses, damages, or disputes arising from property
transactions conducted outside the platform.
- False or misleading listings
- Third-party communications or agreements
- Delays, cancellations, or failed transactions
No Consequential Damages: Simsar shall not be liable for indirect,
incidental, or consequential damages, including loss of profits or business opportunities.
10. Verification Disclaimer:
While Simsar may highlight verified listings, verification does not constitute legal
guarantee or certification. Users are encouraged to conduct independent due diligence
before entering any transaction.
11. Legal Compliance:
Users agree to comply with all applicable local and international laws related to real
estate, advertising, consumer protection, and data privacy when using the platform.
12. Inspection & Monitoring:
Simsar reserves the right to review, monitor, or remove any content or listing that
violates these Terms, applicable laws, or platform policies.
13. Claims and Disputes:
- Any complaints must be submitted in writing within a reasonable time.
- Users agree to attempt resolution through direct communication before legal action.
14. Communication:
Official communications may be sent via email, platform notifications, or contact details
provided by the User.
15. Governing Law:
These Terms shall be governed by and interpreted in accordance with applicable local laws.
Any disputes shall be resolved through arbitration or competent courts as permitted by law.
16. Entire Agreement:
These Terms constitute the entire agreement between Simsar and the User regarding
platform usage and supersede any prior agreements.
17. Severability:
If any provision of these Terms is found invalid or unenforceable, the remaining provisions
shall remain in full force and effect.
